About the Author

David Hucks is the decendant of Able Hucks,  who moved to the Myrtle Beach area from Surrey Virginia in 1768.  The Hucks family originally came to America from England on a land grant from the King.  The grant was in Surrey, Virginia and the family first moved there in 1633.  The Hucks family was among the earliest American settlers.

In the 1770's,  like most South Carolinians,  the Hucks family was sympathetic to the King in the revolutionary war.  English sympathizers were called Torries.  Some English sympathizers were not received well after the War ended,  but most were well received by their neighbors.

David's family has lived on the Myrtle Beach coast,  largely in a town just west called Conway, S.C. for over seven generations.  In 1980,  David was recognized as one of South Carolina's most noted young writers.  He has written several features on the history of Myrtle Beach and the peoples of Horry County.

Today,  David lives in Myrtle Beach, S.C. with his wife and two children.  He is a staff writer for Myrtle Beach Condos, LLC and a noted writer for several other local travel sites.   His private family archives and oral traditions record the history of the greater Myrtle Beach area for over 240 years.

Myrtle Beach Condos and the Myrtle Beach condo industry will certainly be included in the national fallout that is our current home mortgage lending scare.

Over 53% of all Oceanfront condo rental rooms in the Myrtle Beach area are each privately owned by individual investors.  Many of these investments were made during the past 5 years as baby boomers looked to real estate as a lucrative alternative to investing in the stock market.

Unfortunately,  many of the one bedroom and two bedroom oceanfront condo mortgages were made by subprime lenders like Countrywide Mortgage.  These investors put little money down and were dependant upon rental income to cover the cost of their monthly mortgage.

The worst possible scenario of over building, a nervous banking industry, and 2006 Oceanfront property insurance rate increases that have tripled have new buyers scared away and many current investors barely holding on.  Most of the Oceanfront construction over the past 14 months were larger 3 bedroom condos or just off the ocean beach homes.  Barefoot Landing alone has developed thousands of more affordable rental condos that are from 3 bedroom to 4 bedroom condos built by national builder Centex Homes.

When off the Ocean rentals (at resorts that are willing to shuttle guests free of charge to the Oceanfront) compete with Oceanfront rentals,  vacation rental prices begin to spiral downward as more and more inventory is added to the marketplace.  Couple this with more condos for sale introduced into the marketplace and the individual condo owner carrying a subprime mortgage finds himself or herself in an untenable long term position.

Unfortunately,  Myrtle Beach will see its fair share of foreclosures in the next 14 months.  Expectations are that these will largely be Oceanfront 1 bedroom and 2 bedroom condos that were institutionally lent as adjustable rate mortgages.

Only time will tell the overall impact this will have on an industry that is completely dependant on tourism.  Larger developers including Centex Homes, Beezer Homes, and Portrait Homes have all but halted new construction in the area.

With a projected 22 million baby boomer retirees headed to the area in the next 10 years,  perhaps these vacation rental investments will be taken at a discount by retirees who are looking for a new Oceanfront living address.

Myrtle Beach Theme Park04/23/2007

Myrtle Beach Condos Direct reported just last week about the new Hard Rock Park attraction that will open on Highway 501 and George Bishop parkway next April or May 2008.  With the more than 1/2 billion dollar investment in Myrtle Beach, SC, the question that concerns many business owners and investors surround traffic and infrastucture.

Can Myrtle Beach support the crowds that are sure to come once the new Hard Rock Park opens?  Highway 22, Highway 501, and Highway 17 at Coastal Grande Mall are sure to be in gridlock each day as the theme park opens and closes.

With the addition of the new Myrtle Beach Market complex,  $1 billion is being invested in the Myrtle Beach area in the next 12 months,  and it is certain that the roads currently in place have not had to support such high profile venues as these.

Myrtle Beach Hotels are surely glad to see the investments as it can only increase traffic and occupancy into what has been a declining industry.  Locals and tourists however do expect traffic flow to be well managed and organized.

Condos in Myrtle Beach04/22/2007

Bikers at Broadway at the Beach

Myrtle Beach Condos Direct reported on Sunday, April 22nd, that a surprising number of bikers were spotted on the South end of Myrtle Beach, SC in and around Murrells Inlet.

While it is not odd to see some bikers during this time of the year,  the numbers were suprisingly large.  Obviously, not nearly as large as Myrtle Beach Bike week, which runs from mothers day until the week before Labor Day, but the numbers were larger than we had historically seen for late April.

While some Myrtle Beach Condo owners do not rent to bikers,  most Myrtle Beach hotels do and the weekend business this time of a year really helps fill those few rooms that are left unrented.

Myrtle Beach Bikers that do come down in April and May largely stay just over 3 days and make a long weekend of it,  while Myrtle Beach bike week bikers tend to stay from 7 to 10 days.  Harley week and Atlantic Beach Bike Fest bike weekend are really large, well planned, and coordinated events.

Myrtle Beach is home to two terrific bike weeks that are obvioulsy very popular.

Hard Rock Park backstage04/20/2007

Myrtle Beach Condos Direct reported that Hard Rock Park backstage opened on April 18th to a packed house.  With police escorts at all major traffic lights the crowd was standing room only.

The first event,  which was largely by invitation,  drew a who's who from owners of Myrtle Beach Hotels and Myrtle Beach Hotel employees.  Many tourists on Spring Myrtle Beach Vacations were also in attendance.

The Backstage tour gives a video experiential feeling of what it is like to ride the new Led Zeppelin, The ride, Roller Coaster.

This Roller Coaster ride will be a main Myrtle Beach attraction when Hard Rock Park opens next April or May 2008.  The Myrtle Beach roller coaster ride does spills, twists, and dives,  while passengers are blasted by the Led Zeppelin hit, "Whole lotta love".

"I can hear the guitar slide now." "this will be one heck of a ride," said Brad Comb,  a Myrtle Beach area local.

North Myrtle Beach condo rent04/16/2007

Economic forecasters with the State of South Carolina and Coastal Carolina University are predicting North Myrtle Beach condo rent for the Summer of 2007 to be flat or below the 2006 numbers.

With the absence of the Myrtle Beach Pavilion theme park and no new attraction to take its place, forecasters are predicting an off year.

North Myrtle Beach, SC has grown tremendously in the past few years,  especially at Barefoot Resort,  with its addition of thousands of new condo rental properties.  Barefoot Landing condos are now in almost an equal proportion to those rented in Windy Hill beach.  The overdevelopment has not caused a decrease in the real estate value of the rental properties,  but has caused the rental income to be well below what homeowners expected when they made their purchase.

Myrtle Beach condos are off as a whole and Myrtle Beach Hotels are well off by as much as 26% in occupancy.  To make matters worse,  many Myrtle Beach hotels are now deeply discounting stays that run from Mondays to Wednesdays which will have a great impact on revenues and profits.  Some forecasters are predicting Myrtle Beach hotel revenue to be down as much as 19% under 2006 gross sales.  While largely,  the older and more unkept Myrtle Beach hotels are off the most,  discounting is affecting the Myrtle Beach condo industry as well as the hotels across the grand strand.

Adding to this are the soon completion of several new highrise Myrtle Beach condominiums on the Oceanfront that will certainly add to supply.  Included in these are The North Beach property being built by Scalise Realty, the redevelopment of the Anderson Inn by the Anderson family ,  and the entire renovation of Sea Mist Resort by the Ammons family.

This new Myrtle Beach attraction  will ascend over 150 feet into the sky and feature a high fidelity on-board audio system that rockets the  Led Zeppelin's hit single "Whole Lotta Love" into each passenger's ear, creating an unprecedented sensory experience for roller coaster enthusiasts.

"I can't wait to climb aboard." said Robbie Lane,  a Myrtle Beach, SC local.  Roller coaster designers Bolliger & Mabillard of Switzerland were hired by Hard Rock Park to design and manufacture Led Zeppelin- the ride.   The ride shares name brand recognition just as the Aerosmith Disney ride in Orlando, Florida.

The roller coaster's layout starts with a straight drop into a vertical loop, followed by a double inversion cobra roll, zero-G roll, vertical loop and a corkscrew. Three helixes are also mixed into the second half of the ride.

Myrtle Beach Condo Rentals for March and April are down over 18% this Spring.  The culprit is simple,  Myrtle Beach and South Carolina are experiencing temperatures that are well below seasonal averages.

A recent April cold snap has temperatures a good 20 degrees below averages for this time of year.

Tourists are wisely staying home and staying warm where they are as the entire nation is experiencing a much colder than usual Spring.

While flowers are in bloom in Myrtle Beach, SC, there is a definite chill in the air and it has put a chill on Myrtle Beach Condo rentals.

Predictions do have the area back on a normal course by May,  but only time will tell if those predictions are accurate.

Perhaps global warming is occurring,  but current temperatures are certainly no indication.

Myrtle Beach Hotels have off week04/10/2007

Myrtle Beach Hotels are just reporting their Easter week numbers,  and unfortunately the numbers will be down considerably for 2007.

While Myrtle Beach Condos held their own,  the early week occupancy was dismal for Myrtle Beach Hotels,  with just off the Ocean hotels reporting as much as 65% vacancy during the Sunday through Wednesday that preceeded Easter weekend.

Cold weather and an increase in the amount of rooms available certainly played a large part in the figures.  Myrtle Beach, SC posted record low temperatures during the Easter holidays.

Many Myrtle Beach Hotels along the South end of Myrtle Beach,  that are just off the ocean,  are older and in need of being replaced by newer structures.  These properties have historically only filled up on weekends.  In 2007,  however,  even Oceanfront Myrtle Beach Hotels did not completely fill during the Easter Weekend.  This period has almost always seen 100% occupancy by Oceanfront Hotels in South Carolina from North Myrtle Beach to Garden City Beach.

Economists are watching to see if this is just an aboration or if this is a new trend that local hotel owners must adjust to.

Myrtle Beach Condos has record Easter04/09/2007

Easter in Myrtle Beach South Carolina

Myrtle Beach Condos Direct recorded the coldest Easter weekend on record in decades.

Tourist visiting the Myrtle Beach, South Carolina destination were surprised by the cold snap.  Beaches were largely vacant,  with the exception of tourists looking for sea shells and talking strolls.

The cold snap affected the entire Southeast,  as Andrew Jones, who plays for the Atlanta Braves,  could be seen playing in Atlanta completely bundled and golfers in Augusta, Georgia at the Masters were held to above par rounds.  The winner finished above par for the championship.

Easter Break is a major Myrtle Beach vacation holiday and Myrtle Beach Condo rentals count on the income produced by the week long vacation.  While the cold weather did not cause customers to check out early,  concerns are that such a cold snap could deter visitors to the Myrtle Beach area in future years.

Myrtle Beach Pelicans set record04/07/2007

Myrtle Beach Condos welcomed presidential candidate Rudy Giuliani  to Coastal Federal Field for the Myrtle Beach Pelicans season opener.  The former Mayor of New York was on a tour of the state of South Caolina and had visited Columbia, SC earlier in the day.  Many Myrtle Beach Hotel owners are very conservative and the Myrtle Beach area consistently votes republican in local, state and national elections.

The Pelicans drew its largest crowd ever of over 6,000,  but unfortunately lost its home opener.

Fans welcomed Mr. Giuliani and he seemed to be well received by locals and tourists alike.  Most local political pundits in Myrtle Beach as well as North Myrtle Beach do consider the former Mayor the front runner in the 2008 Republican primaires.

The availability of Condos in Myrtle Beach have increased to an all time high as of October 30, 2006.  Myrtle Beach Real Estate sales have cooled to the point of almost stopping this Fall and occupancy rates per each Myrtle Beach condo have reflected the influx of new construction.

Kingston Plantation offers Myrtle Beach Condos on the backside of the resort away from the Ocean.  On the Oceanfront,  kingston offers the Hilton Hotel which features more traditional hotel rooms and the Embassy Suites property which features suite hotel rooms.

We strongly recommend the condo properties,  if a view of the ocean from your room is not critical in your decision criteria.

The Splash Waterpark at Embassy Suites is a great attraction for the kids.

In a fly over, it is quite obvious that Garden City Beach South Carolina is an Island largely cut off from the land mass that is America, by the Intracoastal Waterway.

While its contemporary towns of Cherry Grove Beach and North Myrtle Beach have gone highrise with concrete and steel Myrtle Beach condo resorts, Garden City is largely made up of single family Oceanfront Beach Homes.

The one lane road that runs up and down Garden City has a hot dog stand on one end and a quaint marina on the other.  Couple with Sarah J's fried seafood restaurant,  it would not be hard to imagine this town as Mayberry on the beach.

Sam Scalise, a local builder, moved into town in the early 1990s and began building the highest quality Oceanfront Beach homes in our area.  The homes are brand new and assure that the town will keep its charm as Homeowners will not be selling out to huge developers.

These Oceanfront single family beach homes sleep from 8 to 16 family members in elegant style.  For this reason,  families in the know are choosing Garden City for a laid back vacation in Myrtle Beach.

The lack of a major Myrtle Beach Resort is probably the main reason for Garden City's success.  Outside of the King Fisher Inn and the A Place at the Beach Condos,  which were both built in the 1980s,  there really is no highrise clutter on the Garden City Point.

Myrtle Beach Golf Course Updates08/03/2006

With the closing of the north end golf course in Myrtle Beach, Bay Tree Plantation, many area golf professionals and other workers found themselves displaced.

Tracy Conner, General Manager of Bay Tree, was noble enough to stay with the Myrtle Beach Golf Course until the very day Bay Tree shut down.

Not only did Tracy stay on the job until the last day,  but he also found every employee in the company another job with other Myrtle Beach area golf courses.

Tracy is now the general manager of the Bellamy Law firm.  While he does not have a law degree,  his management skills are paying dividends for the local law firm already.  He oversees accounts receivables, payables, and the day to day cash flow functions of the firm.

Tracy is a stand up guy and we wish him much success in his newly chosen field.

Scott Harrelson, owner of Thoroughbreds Restaurant in Myrtle Beach South Carolina, is among the most talented restaurant owners in America.  His style, attention to detail, and gourmet items are why Thoroughbreds is by far the best restaurants for steak items in Myrtle Beach.

Scott grew up in Mullins, South Carolina.  His uncle owned the local Piggly Wiggly and hard work is a family tradition.

Shore Crest Villas is a North Myrtle Beach resort built in 1985 at the onset of the condo boom in North Myrtle Beach.

This Resort in North Myrtle Beach featured largely one and two bedroom condos.  When the Shore Crest Condos were orginally built condos in Myrtle Beach were rare.  Most Oceanfront properties consisted mostly of Hotels owned by a single owner.

Shore Crest Villas were built to compete in this market and the concept was very successful.

Today with the construction of Avista Resort, Ashworth Condos, and Barefoot Resort,  the Shore Crest Villas seemed oddly dated and no longer hold the appeal they held over 20 years ago.  Many of the original homeowners sold their Shore Crest Condo and upgraded to a newer design as these were built.

Shore Crest Condos are located on 4709 South Ocean Boulevard in North Myrtle Beach.

As a service for our consumers,  Myrtle Beach Condos Direct will be reviewing every condo constructed in North Myrtle Beach by price and value over the next few months.

In Summary:  We rate Shore Crest Villas as a solid, but dated product.  Well constructed and well kept,  these Oceanfront Condos are ideal for couples and small families that are willing to accept a dated design and interior.  For the price,  these condos are rated an acceptable buy,  but not a value.
